
Rental Terms
and Conditions
These rental terms and conditions apply to every booking of a stay at Les Bergeries de Sète, 2 boulevard Pierre Mendès-France, 34200 Sète. Making a booking implies the tenant's full and unreserved acceptance of these terms.
Article 1 — Purpose of the contract
This rental does not concern premises let as a principal residence, or for mixed professional and principal-residence use. The respective rights and obligations of the parties are governed by the terms of this contract, by the French Order of 28 December 1976 as amended, and otherwise by the provisions of the French Civil Code. The premises are let furnished, on a seasonal basis.
Article 2 — Description of the estate
Address: 2 boulevard Pierre Mendès-France, 34200 Sète, France.
The estate consists of three independent houses set within an enclosed hectare of pine grove, with private, direct access to the étang de Thau. The houses may be rented separately or together, taking over the whole estate.

Each house has four bathrooms with WC, a separate WC, a fitted kitchen open to the dining and sitting rooms, a utility room, very high-speed internet access and private parking spaces.
Article 3 — Occupancy
The estate accommodates a maximum of 32 people overnight, spread across the houses rented. The tenant undertakes to observe this limit and the limit specific to each house. Occupancy above the number of people declared at the time of booking is strictly prohibited and may result in immediate termination of the stay without refund.
For corporate events, capacity in meeting configuration is 8 to 32 people. Daytime or evening events without accommodation may host more participants; the terms are then set out in the quotation.
Article 4 — Price and charges included
For the whole of the rental period, the rent includes the following charges and supplies:
- Water and electricity
- Heating and air conditioning
- Very high-speed internet access
- Television access
- Household and bed linen
- Maintenance of the pools and grounds
End-of-stay cleaning is charged as a separate flat fee of €250 excl. tax, i.e. €300 incl. tax, per stay and per house. Additional services — private chef, caterer, daily housekeeping, supervised activities — are charged separately, by quotation.
Article 5 — Booking and advance payment
No booking and no payment is made online. The calendar shown on the site is indicative: your enquiry begins a direct exchange with your host, who confirms availability and then sends a rental contract.
To confirm the booking, the tenant returns the contract initialled and signed, together with an advance payment of half of the total price of the stay. The balance is payable no later than thirty days before arrival. The booking is only definitively confirmed once the advance payment and the signed contract have been received.
Article 6 — Security deposit
No later than on taking possession of the premises, the tenant provides the owner with a security deposit intended to cover any damage to the property, the furniture and the contents, as well as lost keys. It amounts to €1,500 (one thousand five hundred euros) per Bergerie rented, i.e. €4,500 where the whole estate is taken over.
The security deposit is returned within one week of the tenant's departure at the latest, less, where applicable, any sums covering damage noted during the check-out inventory.
Article 7 — Cancellation
The following cancellation terms apply:

If the owner cancels, all sums paid are returned to the tenant in full.
Article 8 — The tenant's obligations
- To use the property, its furniture and its outdoor spaces peacefully and for their intended purpose.
- To be answerable for any damage or loss occurring during the stay.
- To leave the property in a clean condition at the end of the stay.
- To avoid any noise likely to disturb neighbours, particularly late in the evening.
- To observe the maximum number of occupants permitted.
- To supervise children around the pools and the lagoon, which are unattended.
- Not to object to an inspection of the premises if the owner or their representative requests one.
- Not to assign the lease or sublet the property, even free of charge.
Article 9 — Assignment and subletting
This contract is entered into intuitu personae for the sole benefit of the tenant identified at the time of booking. Any assignment, full or partial subletting, or making the property available to others — even free of charge — is strictly prohibited.
Article 10 — Termination
Should the tenant fail to meet any of their contractual obligations, this lease will be terminated automatically 24 hours after formal notice, sent by recorded delivery or handed over in person, has gone unheeded.
Article 11 — Governing law and jurisdiction
This contract and everything arising from it are governed by French law. In the event of a dispute, the courts of the owner's place of residence shall have sole jurisdiction.
